A 44-LOT subdivision is being proposed for Bright’s Toorak Road, with the application for the planning permit still available for public viewing as of Tuesday.

The proposal is for an additional 43 units at 1-7 Toorak Rd, with key features of the units including two bedrooms with an ensuite, open plan kitchen and dining areas, and a single car garage.

According to the town planning report supplied with the planning permit application, the site is ideal for infill development due to its proximity to community services, facilities and public transport routes.

The report said the proposed units have been designed with due consideration of the existing and anticipated neighbourhood character and preservation of visual amenity, with the height scale and massing informed by site analysis.

“The strategic positioning of the dwellings throughout the site and the single-storey nature of the dwelling helps to break up the building mass when viewed from the public realm and adjoining properties,” it said.

The bushfire development report proposes a BAL-29 construction standard, while the potential development includes 50 metres of setback from nearby forest, greater than the minimum standard of 25 metres of defendable space, according to the report.

The supplied traffic impact assessment said the proposed development is “anticipated to pose negligible impact on the operation of Toorak Road or the surrounding road network”.

Anyone who may be affected by the proposed development may lodge an objection with the Alpine Shire Council.

According to the application’s public notice, council will not decide on the application before March 3.
